How can I show rental history for someone living in my home?
Q. How can I show rental history for someone living in my home who is not on a lease but pays part or all of the mortgage? Whatever the answer, will it be suffice for the next rental agency or mortgage company when she tries to buy her own home or rent an apartment/housel?

A. If the person is living under the same roof as you, they're typically considered a roommate, not a renter, but this is a bit of a gray area amongst mortgage lenders. For the purposes of procuring a mortgage for her, many non-prime lenders don't mind, and will simply require that you provide 12 months' worth of canceled checks to prove her rental history with you. With regards to a new lessor, her residence in your home could count as rental history, but would depend on the property management company to which she applies.

What does real estate rental management usually cost, and what do they do?
Q. I'm thinking of buying a rental, but I don't want to hassle with renters, etc., and I'm wondering what it usually costs, and what all they do? For instance, if my renter calls to report a leaky toilet, do I get the call & set up a repairman, or does the management company do that? (obviously I realize I pay for the repair...) I'm in California.

A. 10 % + is the going rate. There are management companies that do nothing but manage. They handle everything. Might be a good way to go if you are new to the whole landlord/tenant process. There are real estate companies that do this also (some even specialize in this). And do remember, that everything is negotiable.

What is the best way to track rental income and expenses?
Q. I am about to rent my house and need to know which is the best way to keep track of the rental income and any expenses related to the rental property. How do I provide a receipt to the tenant when rent is received? Does anyone recommend renting a p.o. box to have the rents sent their instead of your residence? Any other professional advice would be welcome, this is my first time renting a home out! Please do not respond with sarcastic answer, I don't have time for that! Thanks to all who help me out!
